I was stunned after reading this one

“Shell out for my 3000 square feet of flooring for repayment when the house sells.” I don’t understand that there is anybody that could do this and if they did, there would have to be a incredibly solid contract in place before the flooring is provided.

I cannot imagine the shoddy install that will come of this. Installing flooring is labor-intensive and no one will want to do that without at least a partial upfront payment for labor.

This more seems like a sketchy deal than choosing beggar, I can see what they are asking for, it's sketchy but I get the logic of it.

There are actual programs in real estate (Curbio is one) that do pre-sale loans for such cases. The problem? They have contracts that are tied to the sale and not shady agreements like this.

I was just thinking this is a real thing to need to improve a house specifically for sale and like a construction loan you might not have all the cash to pay up front. Your solution is the right one. No need for the contractor to finance it.

This is when you offer cash back at closing to the buyer for flooring of their choice. Of course, it has to be enough to ACTUALLY buy flooring. Why they aren't do this? Well, they obviously plan on not paying someone.

I mean as a contractor this deal is kinda mint, offer to do the flooring but put a lien on the house with the condition of sale. House sells and you get your money? Mint, if not you get the house win-win.

Sure. But I want security. Give me a first ranking lien on the property via a loan with the principal at 2x the works value at 750 over the cash rate and right to enforce after 90 days.

A contract in this case is not worth anything. They can cut and run quite easily once it sells. You would need to put a contractors's lien on the house before it sells to make sure you get paid. They can have all the contracts they want but all they have to do is sell the hous...

Ehh, that part I can understand kind of, went through similar thing (not asking for free labor and flooring lol) but had my fathers house after he suddenly died, had to sell it quick etc. So, not defending post but he might not actually own the house in that sense.

That is thousands of dollars worth of flooring. Just sell the house priced to accommodate for the buyer having to put in the flooring. Do they expect someone to give them thousands of dollars worth of flooring and then also install it, "if they can do it well and quickly?"

I actually understand the idea behind it, but the way they are asking is beyond comprehension. My handyman would do that deal but i've known him for 20 years and even then, he might have a written contract involved

I did this with sliding glass doors that needed to be replaced before my house closed. The real estate company handled everything and they got paid extra at closing. There was slight condensation inside the panes that passed inspection upon purchase but didn’t pass when I sold...

This is not an unusual request. Plenty of contractors work with realtors to prepare homes for sale, and get paid, with interest, out of escrow.
