These landlords literally aren't investing, they are extracting money. Not growing future money. Its gross. Some landlords are the opposite. And then there are corporate properties. I personally dont trust the corporate options but a extraction slumlord is worse.

We had our roof come in as well and a building man fell through into our bathroom. Luckily it was 30 seconds after I had peed otherwise I would have had a huge man fall on me
As others have said, document everything and notify the health department and housing department (if applicable). Be wary about withholding rent until you've got something in writing from a government agency. Withholding rent can complicate things, only do it as a last resort.

Throw some plywood on the roof and start garnishing their rent money every month, let’s say 20%, put it aside until someone fixes everything correctly. And then I would just leave after 6 months if no fixes happened after that.
